Creekside Governing Documents
Bylaws of Creekside Homeowners Association
The Creekside Homeowners Association bylaws establish the structure, governance, and operations of the community.
Welcome to the Creekside Homeowners Association document center. This page provides easy access to the governing documents that help maintain the quality, consistency, and overall value of our community. All residents are encouraged to review these materials to understand their rights, responsibilities, and the standards that guide our neighborhood.
Declaration of Covenants
Outlines the key rules, responsibilities, and standards that govern the Creekside community, including property use, architectural guidelines, maintenance expectations, and homeowner obligations.
Enforcement Program
The enforcement program is to ensure all homeowners are adhering to and upholding Creekside’s established rules outlined in the Bylaws and Covenants.
Architectural Form
To keep Creekside looking beautiful and cohesive, most exterior modifications require a quick review before work begins.
Architectural Review Process
Planning a home project? We love seeing neighbors invest in their homes, whether you are building a new deck, putting up a fence, or changing your exterior paint colors! To keep Creekside looking beautiful and cohesive, most exterior modifications require a quick review before work begins.
-
Before you finalize your design, please check the official Creekside Design Guidelines to ensure your project meets community specifications (for example, home exterior paint must be chosen from our pre-approved color schemes, and mailboxes must strictly match the Model Regency 904).
To submit a complete request, make sure you gather:
The Property Submission Form (PSF): Fill out the basic project details, timeline, and contractor information.
Site Survey / Plot Plan: A scaled drawing or official property survey showing exactly where the modification will sit on your lot, including precise measurements and setbacks.
Project Specifications: Photos, blueprints, and clear material lists (including paint swatches or brochure images of fencing/roofing materials).
-
When your documents are ready, please download the Architectual Form, fill it out and email your completed form and all supporting material directly to the Architecture Design Review Committee.
💡 Pro-Tip: Providing as much detail, measurements, and physical details up front prevents the committee from having to ask for follow-up details, which speeds up your timeline significantly!
-
Once received, our ARC team will evaluate your request. If everything lines up smoothly with our neighborhood restrictions, your project will be formally approved.
Digital Records: To keep our community organized, your approved application, signed approval paperwork, and any specific project limitations or expiration dates are fully scanned and archived in our secure cloud system for easy future reference.
-
After reviewed, our ARC team will share the decision of the request and if it is approved or denied via email.
Compliance First: As outlined in the Creekside HOA Enforcement Program, our neighborhood thrives on voluntary and amicable compliance (Creekside ... p. 1).
Please wait until you receive your fully signed, official written approval before purchasing expensive materials, scheduling contractors, or breaking ground. Starting construction without an approved form on record can unfortunately trigger a courtesy warning letter, a property violation, or potential fines from the Board. Submitting your paperwork early is the absolute best way to ensure a smooth, stress-free, and legally compliant project!
